Dan and Anne Madigan have been investing in Northern Ontario property for over a decade. It's a family business, not a fund — which means the people who make the decisions are the people who live with them.
Who we are
Madigan Properties was built by Dan and Anne Madigan over the past decade, one building at a time, in the city they know best.
We're owner-operators, not traders. Every building in the portfolio was bought to keep. That single fact shapes everything else about how we work: when you hold a building for twenty years, you cannot cut corners on a roof, ignore a tenant, or buy something you don't understand.
We know North Bay's streets, the vintages of its housing stock, what a 1960s walk-up costs to re-roof and what a Ferris bungalow is really worth. That knowledge is why we can act quickly without being reckless.
There is no head office and no call centre. Day-to-day operations run through Burman & Burman Property Management, and anything to do with buying or selling comes directly to Dan.
What we do
Owning, running and occasionally buying. They feed each other — operating our own buildings is what makes us a credible buyer, and being a buyer is how the portfolio grew.
More than a hundred apartments and houses across twenty-odd buildings, from small house-form properties to multi-unit walk-ups. These are ordinary, well-kept homes for people who live and work in the city — not luxury units and not short-term rentals.
Our buildings are managed by Burman & Burman Property Management — leasing, maintenance, tenant service and the daily unglamorous work of keeping buildings running properly. They also manage for one other owner, and will consider select buildings beyond ours.
We buy houses, small apartment buildings and whole portfolios directly from owners — no listing, no agent, no financing conditions. It's how we grew, and we're still buying. Some owners want the best possible price; others want certainty and a date. We're built for the second kind.

Every building in the portfolio is somebody's home. Putting a list of addresses on a website invites nothing good for the people living in them, so you won't find one here — not the buildings, and not our own.
What we will tell you is how we operate. We buy directly from owners, we hold for the long term, and we put our own management team into every building rather than handing it to a third party and hoping.

Everything to do with a building day to day — a repair, a leak, a lease, rent, a question about your apartment, a vendor invoice — goes to Burman & Burman. Tenants can raise and track service requests themselves through the portal, around the clock, and there's a real person on the phone when it can't wait.

Selling to us
This is the smallest part of what we do and the part people ask about most, so here it is plainly. We buy directly, we don't charge commission, and we're honest that a direct sale trades a little price for a lot of certainty.
Tell us about the property. We look at it against recent local sales, rents and condition — usually from the street and public records. You get a written, no-obligation number within 24 hours, with the closing date and what's included spelled out.
If the number works, you pick the date. We can close in as few as seven days through your lawyer, or wait months while you find your next place. What we offer is what you get at closing — we don't renegotiate after an inspection.
Deferred maintenance, fire or water damage, knob-and-tube, a roof with one winter left. We buy strictly as-is: no repairs, no cleaning, no clean-out. Leave what you don't want.
We're also comfortable with complicated — an estate in probate, a divorce, arrears, a relocation with a hard date, or an occupied building with a messy rent roll. Tenants stay and we honour existing leases.
If your house is in good shape, in a desirable area, and you have three or four months to spare, a good local agent will very likely net you more than we will. We'd rather tell you that now than waste your afternoon.
